RULES
Our homes are designated NON SMOKING. If a prospective
resident (or guest) is a smoker we ask that it not be doneinside the
house.
A new self propelled, under warranty, lawnmower is located in the garage. If there is ever a mechanical problem with this mower I/we
agree to let the landlord know so that mower can be repaired expeditiously. I/we agree to mow the front and back
lawn on a weekly basis and keep all fencing areas and areas around the trees free from weeds.
There are to be no more than two licensed operable and insured
vehicles on the property. There are to be no inoperable vehicles on the property at any time. There is to be no
vehicle parking on the grass beside or in front of the house at any time. Of the two above referenced allocated
vehicles neither one can be "stored" at any time. Any vehicle found to be "stored" on the property will immediately
result in an additional $60.00 per month storage fee.
There is to be no mechanical repair work of any kind, at any time, on
the property.

Our homes are rented in full month increments (1-31st) - if tenants rent for only
one month we take care of the utilities - tenant(s) are responsible for putting utilities in their own name
for the duration of rental that is 2 months or
longer.
Prior approval is required if circumstances beyond one's control dictate rental is to begin on the
15th of the month - rest assured that we will do all we can to accommodate you.
An application will not result in an
immediate confirmed reservation. The application, along with an application fee of US $150.00 must be received 30
days prior to desired rental date. Email us for these detailed instructions.
Any money sent via wire transfer will
need to have an additional $15.00 added to cover the banking systems wire transfer fee.
If approved, $50.00 will be a
non-refundable application processing fee and the balance of $100.00 will be applied to your LAST month's
rent.
If application is approved the first
month's rent must be in our office (or via direct deposited) two weeks before desired rental date.
Thereafter, each month's rent must be in our office (or via direct deposited) before the 1st of each
month.
Rental late fees will be applied as
follows: an automatic $15.00 late fee is applied for that month if rent is not in our office (or via direct
deposit) by midnight on the first day of the month that rent is due. If rent, together with the $15.00 late fee is
not paid by midnight of the 5th day, from the 6th day onward, for each day the rent and the $15.00 late fee is not
brought current an additional fee of $5.00 per day is added.
If an application is not approved for
any reason (i.e., unacceptable background check, negative references, etc.) the $50.00 application processing fee
will be retained and the $100.00 balance will be refunded to the applicant in an expeditious manner. If there are
