Our homes are rented in full month increments (1-31st) - if tenants rent for only one or two months we take care of handling the utilities for them for a small additional fee thus relieving tenant(s) from having to go through the utility companies application and, if applicable, deposit process. Tenant(s) are responsible for putting utilities in their own name(s) for the duration of rental that is 3 months or longer. Prior approval is required if circumstances beyond one's control dictate that rental begin on the 15th of the first month - rest assured that we will do all we can to accommodate you. However, this adjustment is only applicable to rental of 3 months or longer. When this occurs, the first month rent is adjusted and effective from the 15th to the end of that month with the remainder of monthly rent to be effective from the first to the end of each month. A "tentative" application acceptance will not result in an immediate confirmed reservation. When notified that an application has been "tentatively" accepted the application is only "confirmed" when the application fee of US $150.00 is received, via direct deposit and receipt of same must be received 30 days prior to desired rental date. Email us for these detailed direct deposit instructions. After money has been sent we ask that you send us the deposit banking transfer information - when arrival of same is confirmed with our office your rental is then considered to be confirmed. Of the above referenced US $150.00 deposit fee US $50.00 will be a non-refundable application processing fee and the balance of US $100.00 will be applied to your LAST month's rent. If application is "tentatively" approved the first month's rent must be received by us (via direct deposit) thirty (30) days before desired rental date. Thereafter, each month's rent must be in our office (via direct deposit) before the 1st of each following rental month. We will provide you with the necessary banking information when it is needed. Any money sent via wire transfer will need to have an additional US $15.00 added to cover the banking systems wire transfer fee. Rental late fees will be applied as follows: an automatic US $15.00 late fee is applied for that month if rent is not in our office (via direct deposit) by midnight on the first day of the month that rent is due. If rent, together with the US $15.00 late fee is not paid by midnight of the 5th day, from the 6th day onward, for each day the rent and the US $15.00 late fee is not brought current an additional fee of US $5.00 per day is added. We do ask for a security deposit, equal to one month's rent, from tenants staying longer than 3 months. A bit of clarification concerning the part on our Rental Application form that asks about house guests. For rentals less than 3 months we only need to know the name(s) of guests that will be staying over one week. For rentals over 3 months any guests that will be staying over two months we ask that their names and particulars be submitted as part of the rental residents application. Do keep in mind that, because our Florida homes are just 15 minutes from Disney we have "high seasons" such as Christmas and New Year Holidays. Missionaries, like everyone else, like to take advantage of being so close to Disney during such holidays while on furlough, R&R, etc. In that we operate on a "first come" basis if you are planning your stay in one of our Florida homes during a holiday please get your rental deposits in as soon as possible! An example of the importance of getting your rental deposit in early would be: If you would desire to be in Florida during only for Christmas, renting for only the month of December and someone else desired to rent for November 'and' December and paid 'their' rental deposit 'first' we would, naturally, have to honor 'their' rental on our 'first come' basis.
